Also remember privacy becomes a bigger deal for residential projects where people want to feel comfortable in their own space. As such, the neighboring properties might have established trees, existing buildings, or businesses that affect how much light gets through, how noisy things get, and what people can see from their windows. This will define the value and quality of property you can develop there.
